Buying a café in the UK

Do you dream of owning your own café? Have you often thought about what life would be like as the proprietor of a local coffee shop? 

Coffee can be a very lucrative industry; the markup on a cup of coffee is very high, and if you run a reputable café in a busy location, you can generate good returns on your investment. The risks can be lower than if you were to buy a restaurant. When viewing potential sites, you need to think carefully about the likely mix of local customers (e.g. families, tourists, businesspeople, retired / student etc.), as this will affect the products you can sell and the prices you can charge. The proximity to schools, offices and supermarkets will have an impact on the customer profile too, as will the size of the premises; a kiosk premises will need to derive most of its sales from takeaway customers, whereas a larger 50-100 cover café can sell a wider range of food products to sit-in diners and can adjust its offering accordingly. 

Café premises need to meet certain standards and zoning restrictions in order to trade legally. A café can only be run from a property with an A3 use class (the A3 use class covers restaurants and cafes). Planning permission is rarely required if you want to trade from an A4 or A5 classed premises (drinking establishments and hot food takeaways respectively), and you will most likely need some form of ‘change of use’ permission if you are planning to trade from any other kind of property. It’s always best to make your intentions clear to the local council if in any doubt; they can clarify your obligations regarding planning, and they can also advise you on the health & safety and hygiene standards that must be met.
