Buying a convenience store
 

There are almost 50,000 convenience stores in the United Kingdom, in an industry worth over £35 billion per annum (source: ACS)
 
Forming the heart of many regional communities, the local convenience store (or corner shop) follows a relatively versatile business plan, with many owners tailoring their shop’s product offering to match the needs of local residents and businesses. In addition to selling newspapers, sweets and groceries, for instance, it’s not unusual for a convenience store to also play the role of the local cash point, post office, video rental shop, stationers or speciality food shop.
 
When buying a convenience store, location should be your primary concern. Is the convenience store located in the middle of a densely populated residential area, a town centre, or a more rural location? A rural location isn’t necessarily a bad thing, as long as there is sufficient parking onsite, sparse local competition and a significant volume of people within 5 minutes’ drive of the shop. 
 
As well as considering the location and size of the premises itself, you should think carefully about the peripheral services that the shop offers, so that you can buy the convenience store that suits your circumstances best.
For instance, if the shop has a post office salary, you will need to apply for the position of subpostmaster when you take it over, and a portion of your floor space will remain occupied by the ‘post office’ parts of your shop. Is this something you feel justifies the post office salary?
Equally, if the convenience store operates an off-licence, you or a member of staff will need to hold a licence to sell alcohol – is this legal responsibility something you’ll want to take on yourself? Can the current members of staff satisfy the legal requirements? The decision to sell alcohol or postal services is entirely up to you, but if you don’t plan on continuing these services, you must make sure that the business you’re about to buy could be profitable without them.
