Blacks Brokers are proud to bring to the market this leasehold cafe located in the much sought-after coastal town of Broadstairs in the east of Kent.

INTRODUCTION

The existing owners purchased the cafe, originally Marleys in 2016 but in 2017 rebranded to Verreys, taking the name of a famous London restaurant in Regents Street, which opened in the 1850s and was a haunt of Charles Dickens, one of Broadstairs most famous former residents. The rebrand was a hit with the town and the very comfortable café/eatery has earned an enviable reputation for Breakfast and Brunch (including vegetarian and vegan), and our now famous Bubble & Squeak which is made in-house. Locally roasted coffee and homemade cakes and treats are also popular.

LOCATION

Broadstairs lies approximately 80 miles east of London, it has a population of around 25,000. It is the quintessential British seaside town and a favourite for Londoners owning holiday homes. It is also becoming a commuter town since the inception of a high speed link in 2010. Broadstairs has some of the most dramatic and beautiful bays in the south of England, the famous Viking Bay being two minutes from Verreys. Broadstairs hosts, among other festivals, the Broadstairs Food Festival which celebrates the best of Kentish produce and the famous Broadstairs Folk Week which is a week long festival. These two events alone bring thousands of people to the town every year. Verreys is in the High Street, the main thoroughfare of Broadstairs. Verreys is affectionately known as “The café next to the last bank in town”, and one of only two cash points, thus creating a lot of natural footfall.

REASON FOR SALE

Verrey’s is being offered for sale due to our client’s retirement plans.

LEASE

The building is available on a competitive rent on a Full Repair and Insure lease (FRI lease). This is the most common form of commercial property lease. The current lease is £13,000 and a new lease is to be negotiated with the landlord upon sale.

STAFF

Verrey's is operated under-management with a close knit team. The current staff will be happy to stay on for a new owner and the current owners are happy to offer a handover if required.

FINANCIAL DETAILS

Verreys for year ending 31st October 2019 accounts shows an annual turnover of £48,574 with a gross profit of £12,732.

SUMMARY

Verrey's offers a new owner lots of options to increase trade and push the business forward. The eatery has never traded in the evening and there is massive potential, especially in the summer months by utilising the courtyard for a BBQ/al fresco dining. Day time trade could be increased by introducing a Just Eat offering, picnics boxes (especially Vegetarian) (there are few high quality vegetarian takeaways on or near the beach). There is an attractive chiller at the front where “good to go” products could be sold. Sunday lunches were also very popular. The owners have been approached to host small celebrations such as weddings and christenings. The courtyard has the space to build a small BBQ shack without compromising the number of seats available.

BUILDING LAYOUT AND DESIGN
The business has a true corporate feel externally with a strong brand identity that would feel at home in any high street in the country. Once inside the building the true character and layout is revealed. The impressive counter and bar area is complimented with the traditional seating and chair coverings that create a warm homely feel rather than the cold sterile environments of the corporate giants. The cafe is beautifully presented and this level of attention to detail is throughout the entire building. To the rear of the building is a sunny south facing courtyard with seating for 28 (22 Covid). Verreys is one of the few eateries to have a courtyard and it’s extremely popular both in and out of season. Since Covid the outdoor area has been in constant use (weather permitting) as people want to eat outside more. Overall the business offers a unique appearance that creates an atmosphere which has helped build the business over the years.
