This is one of only a small number of caravan and camping parks within the UK that is situated within the curtilage of a town. Being located less than half a mile from Caernarfon Castle the park is accessible by foot.
The Park is long-established as a holiday park having been operated as such since the 1960s and now comprises a touring caravan and camping park with owners accommodation and amenity buildings all in approximately 4.5 acres 1.82 ha..
The touring caravan pitches are laid out within open grassed areas that are terraced and we are advised that there are 35 pitches of which 9 have hard-standings and 5 pitches are occupied on a seasonal basis by regular customers.
The camping pitches are accommodated within the lower areas and we are advised that there are 24 developed pitches plus a further 9 that are set out on the top terrace for back-packers. 13 pitches are accommodated within an area on the northern side of the river with vehicular access being gained via a bridge and a footbridge gains access to a small area known as The Glade which is laid out to accommodate 4 family tents.
Car parking is generally on the grass by the pitches and some low level street lighting is provided.

The dormer bungalow is located off Llanberis Road and we are advised it was constructed in the 1960s and extended in the late 1970s. The property is of brick cavity wall construction, rendered with pitch slate roof and benefits from gas-fired central heating. The property comprises of 5 bedrooms together with ample living accommodation.
The property occupies a secluded position set in the small valley of the River Cadnant some 10 minutes walk from Caernarfon town centre. The setting is urban with the property being located in a residential area, yet once on the property there is an ambiance associated with being in the countryside with the wooded valley and river flowing through.
This part of North Wales is noted for being a major tourist destination and in particular Caernarfon is noted for the medieval castle. The surrounding area offers a wealth of attractions including an abundance of history and culture, beaches, golf courses, walking, fishing, pony trekking and the Snowdonia National Park and the Lleyn Peninsular.
