I am selling my established and popular Strength & Conditioning centre, perfect for turning into A Crossfit Box. I am only selling due to me relocating.

Im looking to sell the business as I’m relocating with work and have an amazing opportunity that I just can’t turn down.

Southdowns Performance serves a wide variety of clients, from a thriving junior academy where six of our athletes have gone on to play their respective sports at an international level to more mature members looking to keep themselves as fit as possible. The majority or our members are participating in some form of sport however there isn’t anyone who can’t be catered for at SDP. We pride ourselves on providing the best service in the area and because of that we have a 50 strong membership database and that doesn’t include the thriving PT business run completely independently. Almost all of our members are long standing and we don’t have a high turnover of members like most other gyms, all our members are very loyal and satisfied with the environment and thoroughly enjoy their experience at SDP.

We trade from a bustling business park at the foot of the SouthDowns we really couldn’t wish for a better location and the views are unlike any other gym, I guarantee you won’t find better views in all seasons.
We are not a state of the art gym but much more similar to a crossfit box, as much as the gym is perfectly functional and aesthetically pleasing on the eye if you really wanted to you could make it prettier but for my purposes I haven’t needed to.
There are plans afoot to replace the roof next year as the building has a new owner who is really keen to make some improvements.

We trade Monday - Friday 8am - 8pm, Saturday 9am-1pm and we are currently closed on Sunday due to the small work force we have but this could always be changed if the demand was high enough.

Due to the success of the business we changed how it was run. It was previously run by myself and my business partner and all Memberships and Personal Training went through SD but for financial economy due to the growth of the PT we were advised by our accountant to operate as sole traders. All SD Memberships go through the company and cover all gym costs and the gym has been successfully making small profits to provide an excellent platform for a thriving PT business. Since July 2017 I have been running the centre by myself and the company had a six month consolidation period before pushing forward again.

The only other gym local to SDP is a leisure centre, the leisure centre does have certain facilities that we cannot compete with Steam Rooms, Saunas etc. But due to the quality of what we are delivering they’re not a competitor for anyone wanting to actually train.
Our unique selling point is that I have already done all the hard work of getting change of business use, establishing a successful gym with a stable membership database and a thriving PT company. It really is here just waiting for someone to take it on and take it on to the next level.
Our members have also completely bought into this concept of training so you don’t have to worry about having to do that.

At the moment the gym employs two coaches working ten hours per week each and a gym co-ordinator also working ten hours per week and we have a young lad that works friday evening for 3 hours per week. Over the last year I have experimented with covering all the hours the gym is open with staff however due to the amount of hours I was Personal Training it just did not make sense so I now have it set up to entirely fit MY needs. But if someone was to really push the membership and PT it would fully justify having the gym covered with a second body at all times.

Every single member we have has come through word of mouth, Since we opened in January 2016 we have not done a single bit of advertising. Im the first to admit that I am a coach and not a businessman, if someone that had more of an interest in business was to take control and do some advertising the membership database and PT database has the potential to double easily.

Im prepared to sell the gym with everything in it so that the new owner has the potential to make the transition period as smooth as possible, I’m also fully prepared to include in the sale my Personal Training Client database which has a far greater turnover and is much more profitable than the gym. As mentioned earlier the gym was only to provide me with a platform to be able to run my PT business from. I am happy to discuss these numbers with any potential new buyers. I’m also happy to stay on for a transitional period which can be negotiated to suit both parties as it would make the change from one trainer to another exceptionally easy and ensure you keep all clients.

If I was to stay in this facility, I would start by doing some advertising I really feel that this would improve the numbers of not only the membership but the Personal Training cliental. I would also place a real push on the academy, we have achieved massive success with the amount of international athletes we are developing and due to the fact that they’re only here for one hour a day currently Mon-Thu 5pm - 6pm, its a great way of having a lot of members that aren’t here at the same time.

If i really wanted to make a lot of money out of this facility though I would just turn it into a Crossfit box. This facility is ready made for it, and theres a fortune to be made here from it. I just personally cannot do it due to the years I spent getting myself accredited as a S&C coach I feel I would be following as opposed to leading and due to stubbornness I cannot do it, and I have an amazing opportunity to do something else.

This business is perfectly situated at the foot of the Southdowns. Only a five minute walk into the beautiful town of Storrington, with a thriving membership and picturesque views this really is a gym like no other.
