Business Description

The business occupies part of a small retail parade of shops serving a leafy and generally well-heeled, suburban residential area in East Dorset.

This is a confidential sale and details of the location will be revealed to interested parties upon completion of a form of confidentiality agreement and following a brief exchange with Adams & Co as to background, reason for interest, financial position and ability to proceed.

This very well presented, family run floristry shop has been under the same ownership for 13 years and has developed an enviable reputation for unique, high quality floral designs for all occasions.

The business enjoys a mutually beneficial working relationship with an adjacent funeral parlour, which itself has been the subject of considerable recent investment, has developed a high quality website with e-commerce capability and has striven successfully to operate independently from the variety of floristry networks, being a sending member only. The business has developed its own catalogue of designs, carrying out its own photography and using no stock images and this has helped to differentiate the business and deliver above average gross profit margins consistently over recent years.

Trade stems from a balanced combination of internet and telephone orders, walk-ins as well as the funeral director links and the opportunity exists for new owners to pursue contract and event work, which has not been targeted by the current owners, and to develop social media channels. Deliveries are made within a 10 mile radius, with orders coming from all over the world.

The combination of skills of the respective partners has led to the business being very well organized and professionally run with the support of very well trained, multi-disciplined, part time staff, client testimonials providing clear evidence of the fact. Purchasers seeking to enter the floristry sector should look closely at this opportunity without delay.

The business has traded from the current location since 2004 and has been under the current careful and highly committed ownership since 2005.

Please note that if a business is VAT registered, all figures exclude VAT.
Sales of £98,724 were reported for the year ended 31 March 2018. The business achieves an excellent gross profit margin on a consistent basis, this being well above the normal expectation for this trade and stemming from the quality and uniqueness of the floristry.

More detailed financial information will be made available to interested parties who are pre-qualified as indicated above.

The partners are looking to retire/pursue other interests.

The business is run by a wife and husband team; the former works 5 full days per week in the shop and the latter works half days, mainly from home, managing the website (including design and photography) as well as bookkeeping and administrative aspects and some delivery driving.

They are very ably assisted by two highly trained florists, each working 16 hours per week (2 days each) but with flexibility and including delivery driving duties as required.

The business occupies a ground floor lock-up shop unit forming part of a small retail shopping parade probably dating from the 1960s/1970s.

The shop front incorporates a large display window alongside a three-quarter glazed entrance door with matching glazed panel to the side, all set in a hardwood frame under a deep manually retractable sun-canopy with prominent signage over.

The shop, which is attractively presented throughout, is open-plan from front to rear and benefits from a ceiling mounted air conditioning system maintaining an ambient temperature throughout the working environment. The shop is carpeted throughout all the main areas with a suspended ceiling, inset spotlighting, further diffused lighting units, fitted slat wall boarding and fitted wooden wall shelving. Wooden staging immediately inside the front window provides the base for a most attractive window display and additional storage.

Offering an overall depth of c 10.5m (front to back), the retail space to the front (5.7m deep x 4.0m wide approx.) incorporates a series of freestanding wooden display units and a wooden shop counter with open storage under and accommodating an electronic till. Immediately behind the counter a fabric curtain conceals a useful under stair storage space.

The shop narrows towards the rear (in an area of c 4.6m x 1.7m approx.). A long, roll edged work surface to one side provides a spacious preparation surface as well as an office area with all required technology including a CCTV screen. To the opposite wall, a partition has been used to conceal a deep stainless steel sink unit with single drainer to side with fitted shelving above and to the side as well as a fluorescent light over.

To the rear left hand side at the rear a wooden door opens to a staff WC facility with vinyl floorcovering, wall mounted ceramic wash basin, with tiled splash back and mirror over, low flush WC and some fitted angled wooden wall shelving.

A wooden door to the rear of the shop gives convenient access to the rear car park and is particularly convenient for deliveries.

The overall impression given is of a most comfortable working space and attractive retail environment.

Where items of equipment and appliances are mentioned, no warranty is given or implied as to their operational condition.

None – this is a ground floor lock up shop unit only.

The parade of shops is set back slightly from the road, offering space to display product outside the unit, under the capacious retractable sun canopy, which provides the necessary degree of shade.

To the rear is a shared car park with two parking spaces allocated to the shop as well as space for storage of the commercial waste bin. The electricity meter, accessibly externally, is located in a fitted cupboard by the back door of the shop unit. Conveniently, all deliveries are made to the rear of the premises.

The premises are held under a 12 year lease from October 2010. Rent of c £916 per month is currently payable, being subject to increase in line with RPI in October annually. The lease is understood to be drawn on shop front and internal repairing terms with a 50% contribution payable towards the annual buildings insurance premium.
We understand that the landlord has expressed a willingness to grant a new, longer term lease, if desired by the purchaser.
