About the business premises:

The industrial unit is located in Pitstone, Buckinghamshire , in a large and clean Industrial Business Park with great transport links to A41, M25 and M1. The unit is fairly new and modern , fitted with electric roller shutters , professional live linked monitoring alarm system and professional HD CCTV system.

The size of the unit is approximately 2970 sq.ft in total.

The main garage area is aprox 1550 sq.ft and can fit 3 car lifts (2 two post lifts and 1 four post lift) , a tyre machine and a balancer, an alignment machine and multiple tool boxes, shelving and tyre racks, etc. Can fit approximately 10 cars inside if using the lifts aswell.

The fabrication room is aprox 375 sq.ft and it fits 2 welding tables, 1 10 ton press, 2 welding machines – MIG and TIG , a vice, various metal cutting tools, a professional roll cage tube bender and notching tool, sheet steel folding press, a tool box and bench and a chassis roller frame.

The upstairs mezzanine office is aprox. 650 sq.ft , it can be use as a customer waiting area , divided into small offices or 1 big office , storage area , etc. Currently used for used parts storage and pool room.

Tools , Machinery , Fixtures and Fittings:

Starting with the Tools , I am including probably more than you will ever need , there are tools that we never touched, such as coolant and brake fluid testers , there are specialist tools , such as big 800nm torque wrench for Porche GT3 center locks , we have lots of wrenches , spanners, pliers , allen keys, adaptors, micro cctv cameras, compression testers , smoke testers, multiple diagnostic equipment devices, lots of specialist tools , air guns , air tools, Dewalt battery tools such as the £500 powerful Dewalt gun, lots of metal cutters , drills, polishing machines etc. there are just too many to write down , but I’m fairly sure you cannot find something that we don’t have. The majority of them are big brands such as Wera, Snap-on , Dewalt, Mac Tools, etc.
Machinery: Only the best on the market – Corghi Leverless semi-automatic tyre changer , Corghi Laser wheel balancer , Hofmann 650xd 3D Wheel Aligner just updated with the latest 2019 models, 2 Low loading Rotary 2 Post Lifts and 1 Hofmann 4 Post Ramp – These are not your average garage machinery , they cost a fortune to buy and are very high quality. 1 Lincoln Mig Welder , 1 German make Stalhwerk Tig Welder , lots of welding supplies , even metal lengths and sheets in stock , Roll cage tube bender from JD Squared (best in the market) , Tube notcher, etc etc.

Fixtures and Fittings : High quality and good looking complete office furniture, fitted kitchen , 2 tyre racks , 6 shelving units , 1 snap on tool box and 2 brushed metal wooden top work benches and tool boxes. , mobile work tables, mobile chairs, wheel skates, engine crane , engine stand, waiting area sofa and chairs etc.

Turnover: The garage is turning approximatively £140k a year at the moment

Rent and Business Rates: Rent is £27500 + Vat per annum. This comes to aprox. 2300 + Vat per month. Business rates comes up to £1044 per month

Utilities: We pay about £300 for electricity , £50 for water and about £100 for internet and phone.

Business insurance and building insurance : Public liability insurance is aprox. £100 , Building insurance is aprox. £500 a year

Machinery leases: There are currently 2 leases in place (for the tyre machine, balancer and wheel aligner) from which I already paid 2 years out of 5 years.
The combined monthly figure is £599+Vat

These leases can be taken over by the new owner and paid monthly (for a premium of £25k lower than the asking price £95k) or I will settle the finance if the full asking price is paid £120k.

Other overheads: There are other things to be considered, but these depend on how the new owner decide to run the business , for example : employee salaries , advertising, trade insurance, etc.

On a side, we are running a Professional Drifting Team competing in the National Drift Championship. This is my passion , more like a hobby than a profitable thing , therefore all the expenses such as Tyres (about 20 per competition weekend), Modifications for my 800hp Race car, Race fuel, Travel Expenses, Pit set-up, etc was accounted on the company expense as Marketing and Advertising for my business. My race car is fully branded, same as my Pit set-up (gazebo, flags etc) , which indeed brings allot of attention towards the business whenever we go to events or demo days. This obviously put a massive strain on the company profit but again, obviously, this will not come as a package with the business, so you don’t have to worry about these expenses. However , I might be open to sponsorship offers to keep the branding on my race car and my pit set-up if you consider this will help your business.

Growth potential and reason for sale: I believe the business is now running at 30% of it’s potential. The £140k turnover is produced with just 1 mechanic (who take multiple roles incl ordering parts, speaking with clients , creating invoices etc) and 1 mechanic helper, no proper receptionist or marketing guy apart from myself which I’m away 50% of the time because I have other business commitments. I decided to sell it because I have another business which requires my presence full time and I realised is no point to neglect both of them and run them at 50% capacity.

Price: Having said all of these, the only thing I need to mention is the price, which in my opinion is as fair as it gets , taking into consideration what we are offering in terms of assets, the brand we built (clients portfolio), and the loss we made in the first year to sustain and build this new business from scratch (which I’m not even taking into consideration as it would probably mean to double it).

1st option: £120k and you own everything outright. (I settle the lease finance)
2nd option: £95k and you take over the lease finance for the remaining of 3 years
