Business Description
ASG Commercial is delighted to announce the sale of this gift shop in Dornoch, which represents a rare opportunity to own a very popular lifestyle business in one of the most vibrant tourist destinations in the Highlands. The sale includes the brand “Coast Candle Company” which is a successful candle making business which produces scented products on the premises. This candle making business was created seven years ago and has since gone from strength to strength. Such was the growth in the business that the decision was made to open a retail unit and the shop opened to the public in 2014. The shop is not restricted to selling only scented products, and a range of other products are sold. However as a unique selling point and to give visitors an experience, candle making workshops are run from the shop. Clients can design and blend their own unique scented candles. The workshops consist of a 40 minute drop-in workshop every Friday coating £20, to a more in depth pre-booked masterclass lasting around 90minutes and costing £55 per person.

The owner purchased the property itself around 2 years ago and has created an attractive and popular well run enterprise. The business operates four main income streams. The retail shop itself attracts a high footfall of customers who purchase in store, and the business also operates an online store with attractive web-site which could certainly be developed further. Coast Candle Co has also been commissioned to create bespoke products for the high-value drinks industry and candles have been created for Rock Rose Gin in Caithness, and Glen Wyvis Distillery and others, this is a growing sector of the business and one that can certainly be developed further.

The vendor has brought the property and business onto the market, due to her planned relocation. There will be a period of handover and training offered to the new proprietor if required.

There is a fully trained fulltime member of staff who runs the workshops and also produces the candles and scented goods at the premises. There are also one or two shop assistants as required depending on the time of year and a Saturday girl. Trading year-round, income is mainly generated during the main tourist season, and of course the busy Christmas spell. There is also a demand from event organisers from hospitality gifts to wedding favours and this is also an area that could be expanded further. The business operates year-round with the retail unit operating Monday to Saturday 10.00- 5pm.

The building is a 2-storey property of stone construction under a pitched slate roof. Previously a house, a change of use application was granted in 2014. The ground floor comprises the shop itself as well as the workshop and kitchen area where the candles are produced. There is also a utility room and staff WC on this floor. On the first floor there are two large rooms used for packing and storage as well as a small office. There is also a bathroom on the first floor

Externally there is a small courtyard and the present owner has considered placing a storage unit here to allow for expansion of production, or erecting a conservatory of which plans are available.
Parking is by public parking spaces located in the square. There are no grounds to the front of the shop.

The property is fully double glazed benefitting from mains electricity, water and drainage

Coast Candle Company has an EPC rating of F.
