Business Description
ASG Commercial is delighted to bring to the market The Green Cruachan Guest House, an attractive and charming property benefitting from a most prominent trading location on the North Coast 500 Route. This well-formed home and business has an elevated position with hill views to the front and is set within some of the most stunning scenery in the UK. Set close to some excellent hill walking and beautiful sandy beaches, this is truly a most idyllic location in which to live and work.

The Green Cruachan has an impressive property footprint set within garden grounds mainly laid to lawns and extending to around 0.5 acre. The internal aspects are all presented in sound walk-in condition as the current owners have, during their short tenure, invested into improving both the condition and décor of the property. For someone looking for a rural bed and breakfast business in the North West Highlands of Scotland, this is a must-view property.

A key aspect of this property are the four en-suite bedrooms which are presented to a comfortable standard. One bedroom is situated on the ground floor with the 3 remaining rooms on the first floor. The other guest areas include a spacious lounge plus a comfortable dining room. The accommodation allows for flexible options which suit the lone traveller, couples, families or small groups. The owner’s bedroom and bathroom are situated on the first floor plus they have a private lounge on the ground floor. Also set to the ground floor is a modern kitchen and additional storage. There is a separate laundry room.

The present owners purchased The Green Cruachan Guest House in March 2018 but due to a change in their personal circumstances, now wish to relocate back to the Netherlands. This superb business and excellent home is now prematurely available to the market having benefitted from significant recent upgrades.

Trading as a guest house on a bed and breakfast basis only, the business operates historically on a restricted seasonal basis. The current operation trades with the provision of a vegetarian breakfast only but new owners could simply revert to a more traditional offering. There is also scope for new owners with a penchant for catering to provide evening meals. Lochinver is only a 7-mile trip which has a range of cafes, restaurants and hotels should new owners wish to maintain the current trading model. An excellent location on the NC500 route enables the business to achieve high occupancy during the main tourist season however there is scope to trade during the low season at a reduced level. The current owners have suggested new proprietors may wish to offer lunches to those taking part in the route. The Green Cruachan established itself as popular accommodation business resulting in a regular stream of repeat trade, many of whom have visited the business over many years. Trading 4 comfortable letting bedrooms, the business drives trade from the many tourists who visit the Northern Highlands and the surrounding areas plus there is a steady requirement from business visitors throughout the year. Tourism, a key driver of trade, includes the many guests who tour, fish, partake in cycling holidays, undertake walking and climbing holidays or those who participate in more sedate excursions of the Highlands taking in the many historical sites. The owners utilise portal websites and their own website to generate footfall. Forward bookings for 2018 summer season are looking very positive.

Of stone construction, built around 1897, The Green Cruachan Guest House is a substantial detached villa under a pitched slate roof. The property is spacious with accommodation being laid out across 2 floors. This Victorian building has many attractive original features including intricate cornicing, high skirting boards and attractive fire places. The grounds are rising and extend to around 0.5 acre and from the rear aspects there is a glimpse of the coastline.

Entry to the property is via a substantial solid outer door which leads into a tiled inner hallway / cloakroom. From the hallway and to the right is the guest lounge which offers a tranquil and cosy space for visitors to relax. The guest lounge has a solid fuel fire and is set to soft furnishings. To the left of the hallway is the bright and attractive dining room which is set to 4 tables, spaciously laid-out. Both the dining room and guest lounge have charming views to the front aspect of the property. There is also a W.C. off the main hallway. Off the corridor is one bedroom which is ideal for providing ease of access for less able guests. The remaining 3 bedrooms are situated on the first floor. In total the guest house has 4 en-suite letting bedrooms which are all well-equipped with comfortable furniture. All rooms are centrally heated and in-room services include TVs, hospitality trays, hairdryers etc. En-suites are presented to a sound standard throughout. The letting rooms are configured as follows:

Ground Floor
Room 1 – Twin room with en-suite shower room
First Floor
Room 2 – Double room with en-suite bathroom with shower over bath
Room 3 – Twin room with en-suite bathroom with shower over bath
Room 4 – King-size room with en-suite shower room

A most beneficial aspect of this sale is the spacious owner’s accommodation with a large bedroom and bathroom set on the first floor. The house benefits from a comfortable owner’s lounge plus well laid-out kitchen on the ground floor which is well-appointed with a centre isle plus floor and wall-mounted units. This accommodation features a private entrance.

With prominent signage, The Green Cruachan Guest House has a substantial property footprint extending to 0.5 acre and is in an easy-to-locate situation. The property has ease of access with off-road parking for up to 4 cars on a gravel driveway which has a secure farm type gate. There are pleasant enclosed gardens to the front and rear mainly laid to lawn. There is a workshop to the side of the house offering ample workspace. Off the rear entrance is a separate laundry room.

The property benefits from mains electricity and water with shared private drainage (septic tank). There is LPG gas for cooking and the house has oil-fired central heating. The guest house complies with environmental health requirements and has a fire alarm system. There are a mix of single glazed and double-glazed units. The current owners are continuing to upgrade the property by installing new windows and doors; once completed the property will be fully double glazed. A timber specialist report is available upon request.
