Wells next the Sea is one of the most well known locations on the stunning North Norfolk coast with its expansive beach and colourful beach huts as well as the thriving crab, lobster and whelk fishing port and with the adjoining Holkham Beach being widely regarded as one of the best in the UK. The town has a good range of facilities and businesses serving the community and a number of pubs, restaurants and cafes supporting the visiting clientele.
The Cobblers is situated some 30m above sea level in the middle of the town and is a very short walking distance from the many amenities as well as the Quay and the Coasthopper bus service which stops just a few metres away.
THE BUSINESS ITSELF
The property has been trading as a guest house and bed & breakfast for over thirty years and has built up an enviable reputation with many repeat customers returning on a yearly basis, and it is easy to see why.
There are many options for a new owner and the possibility for further growth. We are advised that turnover is currently in the region of £150k p.a with the high G.P one would expect with this type of business. Providing only B&B at present there is scope to offer evening meals or packed lunches as well. In additionwith the owners accommodation being in a separate private building and with full facilities in both properties the main house can be rented out as a whole for extended families or parties.

Whilst the town is understandably packed with people in the warmer months it also remains busy out of season with it being a very popular spot for birdwatchers and walkers meaning the business enjoys a year round trade.

The main house, which is spread over three floors, consists of 8 letting rooms with 6 doubles and 2 singles of which 7 are en-suite and the eighth has its own private bathroom opposite.Having enjoyed an extensive programme of refurbishment over the past 18 months including new carpets, refitted main kitchen, new gas boiler, replacement bathrooms , new beds and decoration throughout, the property presents very well and appears to require little further investment at this time.
With the upper two floors set out with bedrooms of varying sizes the ground floor provides the communal guest areas as well as two further letting rooms. The good sized kitchen and utility room has been nicely finished and has the benefit of a double oven, 5 ring hob and feature extract unit as well as doors into the garden. You will also find the bright breakfast room, which is set for 14 guests, and across the hallway the residents lounge in turn leads into the conservatory which is currently used as a dog friendly dining area. The country cottage style garden can be accessed from here and provides a peaceful landscaped area for guests to relax as well as providing a good spot to eat and chat on the patio. Further to the front are 8 car parking spaces for guest use.
The owners cottage has been constructed in more recent times and again has enjoyed recent refurbishment works being carried out. Providing 2 bedrooms and a bathroom upstairs with a fitted kitchen, cloakroom and lounge on the ground floor with double doors opening out onto the private garden with a raised decking area offering a great degree of privacy. Externally there is also an insulated and plastered garden office with electric and a workshop, both in the region of 10x12 ft as well as additional storage sheds.
Whilst the property is at this time operated in it’s current guise we believe it could, subject to consent if required, be utilised as a private residence with a substantial independent annex for a family member to live in or which could be rented out to provide an income. Alternatively both properties could be let out if the owner lived off site.
