Business Description
Key Features
• A holiday resort with 3 rental cottages for guest's use plus Owner’s accommodation.
• An established business in a great location.
• Amazing views.
• Fast speed 4G internet.
• Option to build/remodel adjacent empty building adding between 2-4 more bedrooms for guests and increased income.

This is an opportunity to own an established business of 3 guests apartments, wonderful owner's apartment set in over 2 acres of splendid olive fields with a large communal pool, BBQ, dining and outside areas. To top it off the owners bought an adjacent building/house that needs remodeling/reform to prevent others from buying it which can be used to add 300m2 more of build accommodation so potentially a much bigger owners house or further letting units depending on taste
Situated around Lake Iznajar about 1hr drive from Malaga airport in a hill overlooking nothing but olives fields and the tremendous lake but just under a 10-minute drive to the town of Iznajar with, shops, sporting facilities and many restaurants as well as a manmade beach along the lake.
The holiday apartments are distributed as follows:
2 x one bedroom casitas, 1 x two bedroom luxury cottage and 1 modern and spacious owner's accommodation. All of the apartments are self-contained with fully equipped kitchens and they all have spacious terraces for al fresco dining as well as central heating, indoor lounge area, fully equipped kitchen as well as satellite TV and DVD sets. The cottages overlook the lake but also have direct access to the 10 X 5 swimming pool which has a very good space for sunbathing with the same great views, a barbecue area and an outside covered dining areas. The business has the capacity to accommodate 8 people plus owners at any point in time.
The story of this wonderful lifestyle business starts like many others of many B&B and self-catering owners, with a desire to change the pace of life and move into an area with over 300 days of sun without fully retiring but also not being overwhelmed with the work a boutique hotel/B&B means but making enough to cover all living expenses and having some extra to enjoy on nights out and some travel.
The current owners found the existing property at the end of an extensive 2-year search and were prepared to take on the high level of work to bring it up to the current standards. They have lavished care and attention on the property and grounds and this has resulted in the highest of standards, which you would expect from 2 successful business people.  When guests manage to take their eyes off the fabulous view of the lake, surrounding countryside and the wonderful gardens this love, care and attention to detail really shines through and guests realize have arrived at an amazing place for their vacation/holiday
Currently, the business trades from the end of March to October (a very busy month) with 3-night minimum stay, closing from November to March but it could easily trade for more time as the area does have the demand, this is purely because the owners want to keep time for travel and relaxing.
When the business began in 2007 almost 90% of the guests came from the UK, thanks to good reviews and happy customers they are very stable with a high occupancy of around 70% when open and with 50% UK guests, 40% from rest of Europe and about 10% from rest of world including Americans, Canadians, RSA and even some people from Asia which ensures that the nationality of the buyer is not as relevant as it would be if the business did 90% one nationality, also the current owners are not fluent in Spanish and they have been able to enjoy a good life so Spanish is not necessary to keep running the business but it does certainly help so having it is a plus but not a must.
The reason for selling is very straightforward, the owner's are more than a decade older than when they started so they have decided it's time to fully retire.
Financials and other KPIs such as RevPAR or Occupancy rate, Avg Rate as well as name, location, floor plans, reviews and others are available to qualified buyers (NDA and prior telephone conversation) but we urge buyers to keep in mind that this is a lifestyle business and thus the valuation used to determine the asking price was all based on replacement costs, The owners are pricing this business reasonably and whilst offers will be considered please do not expect a large (wild) , or any,  deviation from the asking price
Besides the tranquility and facilities, why do guest stay at this holiday self-catering business, what is there to do?
Centrally located in the heart of Andalusia, therefore ideal for day-trips to the major cultural cities in the area such as Granada, Cordoba, Malaga and Seville, but the nearer towns are also a fantastic day spent exploring Andalucia.
Lake Iznajar with its man-made beaches and watersport activities such as kayaking and paddle boats or just lounging on the lake and enjoying the lakeside restaurant.
El Torcal with its exceptional karstic rock formations and wildlife are definitely worth a visit. It is a must for bird watchers
El Caminito del Rey (The King’s pathway) is a walkway, pinned along the steep walls of a narrow gorge in El Chorro, near Ardales in the province of Málaga. The walkway had fallen into disrepair and was partially closed for over a decade. After four years of extensive repairs and renovations, the walkway re-opened in 2015. It has been known in the past as the “world’s most dangerous walkway” following five deaths in 1999 and 2000. It is now entirely safe and open to anyone with a reasonable head for heights.
The path hangs 100m above the river Guadalhorce and snakes around the cliffs, affording truly breathtaking views at every turn. The boardwalk is 2.9km long and constructed with wooden slats and a 1.2m-high three-wire guard rail; in some sections, the old crumbling path can be spied just below. There is a lot of information on the website, including reservation details. You should allow around four hours for the walk which includes returning to your access point.
