Business Description
This lifestyle property offers the great combination of a stunning and privately set country home facing south and forming the lower section of this courtyard complex which also interconnects or can be self-contained from the first of the holiday cottages known as Lavender Cottage, which could offer the option of integration to create a very large private six / seven bedroom home if required. Lavender also enjoys its self-contained garden area to the side of the extensive gardens of the main house.

The gardens and grounds extend to 6.3 acres (or thereabouts) and are well bounded with ring fencing. Three of the four cottages are set to the topside of the courtyard and face into their individual small gardens with patios, seating and BBQs with shared parking and a small children's equipped play area. Just above this is a small fishing lake surrounded by footpaths and here, guests can enjoy coarse fishing. Below the house and field there is a sheltered woodland area with a pond, often the home of wildlife including various birds.

The house has been extensively refurbished to a very high standard with many of the original features being exposed and enhanced.

From the central courtyard the entrance door opens into a spacious entrance hall with an internal door which leads into Lavender Cottage and a further door which opens into the utility room. Here there is a work surface with plumbing and space for a washing machine and a sink unit, the floor mounted oil fired boiler for Lavender cottage, a built in shelved cupboard, cloakroom with w.c. and wash hand basin, door to the exterior and internal door to the Studio.

To the other side of the entrance hall there is a built in coat cupboard, cloakroom with w.c. and wash hand basin and a further small room with space for a fridge/freezer and built in floor and wall cabinets.

The kitchen/breakfast room is a good size and has double glazed sash windows overlooking the courtyard. To the dining area there is built in storage cupboard with stained glass feature panel over and the kitchen is fitted with Shaker style floor cabinets with roll edge worktops incorporating a one and a half bowl sink unit with mixer taps. There is a matching central island unit with solid pine wood work surface and a large oil fired Heritage range which supplies the heating and hot water as well as cooking via four ovens, two rings and a hot plate. An inner hall with stairs to the first floor has a door to the study/dining room which has a fireplace with wooden surround and built in storage cupboards to either side.

Across the hall is the living room which has wood panelled walls on two sides, a slate flag floor and a wide open fireplace with clome oven and an inset wood burning stove. The beautiful sun room is a real feature of the property and has a sloping roof with two large Velux windows, a side door and window and the bi fold doors across the width of the room which opens out to the decked terrace which enjoys lovely views across the land and countryside beyond.

A split staircase leads to one side to the spacious first floor landing which has a window seat enjoying the views. The master bedroom is a good sized double room with half panelled walls and a built in double wardrobe. The lovely en-suite bathroom has underfloor heating and a slipper bath with shower head taps, separate double shower cubicle, high flush w.c., wash hand basin and heated towel rail. Off the en-suite is a spacious dressing room with a range of five built in double wardrobes and a built in airing cupboard housing the hot water storage cylinder. Bedroom three is the other side of the landing and has a built in double wardrobe and an en-suite shower room with a double shower cubicle, w.c., vanity wash hand basin and heated towel rail. To the other side of the split staircase is bedroom two which is another good sized double room with windows overlooking the front courtyard and a further en-suite shower room with double shower cubicle, w.c. round glass sink and heated towel rail.

Below the cottages is a large tarmacadam central courtyard which provides parking for, and gives access to the rear of the house and also to the following buildings which have proved ideal for guests use as a meeting and eating place if the complex is used for block bookings, say for weddings nearby or many friends and family wanting to get together.

The holiday cottages enjoy their own surroundings and the three stone and slated cottages were the subject of a barn conversion and are exceptionally well equipped and beautifully presented. They offer plenty of space as can be seen on the floor plans with reverse-level accommodation which are double glazed and heated by electric night storage heaters and are being sold fully fitted and equipped for the business. The cottages each have their own small gardens with seating area and BBQ and benefit from shared parking and a children's play area. They briefly comprise:
