THE LODGES
This is a prestigious and unique facility with rarely anything of its scale and standard across the Highlands. The lodges are constructed to a very high specification and in all respects would meet the demands of a modern residence. However, Orbis Parcs Loch Ness has been designed and approved as a leisure park and consequently this means occupants cannot use the lodges as a main residence. The park does however have permission for year-round use, meaning the units can be let for 52 weeks, but not to the same occupant. The units will be fully completed but not furnished, however, a package of furnishings can be provided by separate negotiation, if required.

The lodges benefit from stunning picture windows with a design style affording full double window height to the front, with a sloping roof to the rear. This configuration allows for an abundance of natural lighting. The units are constructed on a concrete base with a Scotframe timer-frame with fibre cement exterior and sheet metal profile roofing. The level of insulation more than meets the current standards required of a residential development. The lodges are well-spaced providing a high degree of privacy. Each unit has adequate parking and amenity space with a covered veranda which is accessed at street level.

THE SITE
The units for sale are part of Orbis Parcs Loch Ness which is located in a rural setting close to the ever-popular village of Drumnadrochit. This substantial holiday home development and business opportunity is situated on elevated ground within an area of woodland in a beautiful trading location. REASON FOR SALE
Works continue at a pace but the vendor has made the decision to put Orbis Parcs Loch Ness on the market due to family ill health.

TRADE
The business is currently under development and therefore non-trading. However, there is little doubt that as either, singly let units or as part of a larger grouping, there would be a market for these lodges, as holiday lets in the Summer season and business to business lets in the low season. New owners may choose to let out the lodges as long or short stay lets, and also occupy the unit themselves from time to time, or if desired allow a bookings agent to manage this. We understand that there is a Hoseasons contract that could be taken advantage of and more details are available on request. Alternatively the lodges would be equally suitable as a family holiday home and not let commercially. The vendor will be happy to discuss in detail the full operation and management of the park.

DEED OF CONDITIONS
Parker Hill Estates Limited is set up to act as a site operator and will be responsible for site maintenance and control. Each lodge will be charged an annual fee of £2,400 to support the maintenance of the site and facilities. The cost of maintenance of the lodge, both inside and out, will be the responsibility of the owner, but this can be undertaken by Parker Hill Estates Limited for an additional charge to be agreed. LOCATION
Orbis Parcs Loch Ness lodges occupy a most peaceful setting within a wooded site with elevated views across rural Inverness-shire. The area offers an array of open walks and forest trails. Located about 2 miles from Drumnadrochit, this lovely village is popular with Loch Ness monster hunters hoping for a glimpse of "Nessie" and is one of the most popular holiday destinations in the UK. With its stunning views and untouched landscapes, Loch Ness is an impressive stretch of water which is 23 miles long and over 700 ft at its deepest, making it Scotland's largest loch in terms of volume. Loch Ness area is ideal for walking and hiking and is also the site for the annual Baxters Loch Ness Marathon.

The village is surrounded by the glens, Glen Urquhart and Glen Moriston, as well as the Great Glen which reaches across from Inverness in the east to Fort William in the west. The Great Glen Way passes through Drumnadrochit. The site also enjoys views over the River Enrick and across the Glen. The area is rich in things to see and do with activities ranging from exploring Urquhart Castle, a classic romantic ruin jutting out into the loch set just a 5-minute drive away, as well as, horse riding, cycling, cruising the length of Loch Ness and fishing trips. The broader area boasts a number of places of general interest and is renowned for its stunning beauty. These include Eilean Donan Castle to the West plus the beautiful countryside stretching from the West Coast, Cairngorm Mountains to Speyside.

The city of Inverness is only 14 miles away and offers many attractions ranging from the Bronze Age Clava Cairns to Culloden Battlefield, site of the final, fateful clash of the Jacobite Risings. Inverness itself is a vibrant and growing City and with such expansion comes many opportunities in both commerce and social activities. There are primary and secondary schools in Drumnadrochit and there is an array of shops, hotels, cafés etc. There are regular buses to Inverness and Fort William.

GROUNDS
The total site extends to 7.4 hectares with well-spaced lodges plus ample parking, recreational ground and well-maintained gravel access roads. Each unit will have its own title plan with amenity ground being maintained as laid down in the Deed of Conditions. The grounds are interspersed with an array of walks through trees, bushes and bracken lined paths making this a tranquil holiday location. The site is designed to encourage wild areas of growth, supporting natural fauna and flora. There are gravel and paved paths leading to the lodges. There will be a children's playpark and a large grassed area for recreational use. A communal fire pit will also be a popular feature under the night skies. Within the grounds there will be an open-air badminton area.

SERVICES
The site has its own 200KVA transformer which is fed from a mains supply and offers considerable redundancy of capacity. Hot water and heating will be provided by Air-sourced heat pumps. All appliances within the lodges are electric. Each lodge is well insulated and has full double glazing meeting the extant building standards. Water is to be mains supply, connected by Scottish Water. An on-site water treatment unit processes foul waste and has SEPA permissions to operate.
