Our clients have traded Bourne Hall since 2008 and have developed an impressive turnover for the business, however there is considerable potential to increase the income by further exploiting the restaurant business and by adding further guest rooms (subject to the relevant planning consents).
Bourne Hall is believed to have been original built in the late 1860's and had subsequently been extended to provide additional space for letting.
Entrance to the hotel is from the large gravelled car park and leads to a good sized reception area and impressive hallway.
The ground floor houses the main guest areas including the guest drawing room with a feature fireplace and range of seating with views out over the gardens. This room is used for civil ceremonies for up to 60 people.
Adjacent to the lounge is the bar with further seating for approximately 20, which also enjoys views across the terrace and gardens and can be used for small private parties.
The premises holds a licence for up to 200 people.
The ground floor restaurant can seat up to 88 for a banquet/reception and easily caters for hotel guests when rooms are fully let. There is a bar and dance floor within the restaurant. Leading from the restaurant is a 21m x 6m marquee which can seat up to 120 guests for a wedding receptions/functions.
A fully equipped commercial kitchen is accessed directly from the dining room for ease of service and is provides food preparation and washing up areas as well as equipment and food storage.
Owner's or manager's accommodation is situated on the ground floor with two bedroom, lounge, domestic kitchen and bathroom This area currently houses laundry facilities for the hotel but could easily be returned to domestic accommodation.
The guest rooms are arranged over the ground, first and second floors and consist of 3 suites, 4 premier rooms and 23 classic rooms, all are en suite and many enjoy views over the bay. The suites include the Lady Osbourne Suite which is split level with a four poster bed, lounge area, balcony and luxury bathroom and is and ideal honeymoon/bridal suite. There is a beauty room within the main building from which are range of treatments are offered to guests whilst set within the grounds and surrounded by the mature gardens is the outdoor swimming pool with sun terrace and leisure complex of indoor pool, Jacuzzi and sauna and changing/toilet facilities.
