Business Description
BUSINESS
Hilton Smythe welcomes to the market this lovely, hotel and pub with outlook over the surrounding mountains and countryside.

The property has been owned by the current owners for more than 11 years, with many improvements having been made over this time. The owner now looks towards a well-earned retirement.

The premise comprises of 4 letting rooms on the first floor and a 3 bedroom owners flat on the second floor.

Hendrewen Hotel offers a quiz night and have 2 darts teams, together with a very busy Sunday lunch trade, the pub side allows for a generous amount of repeat loyal custom.

There is great business potential for encouraging walkers, hikers, cyclists and many other outdoor pursuits. There are beautiful walks within a couple of minutes of leaving the Hotel and just 30 minutes away is the Brecon Beacons.

Presently they don’t advertise or use the function room and only open the pub for a few nights a week, so this would be a great way of increasing overall business and subsequently the turnover and to take the property to the next level. See website at www.hendrewenhotel.com.

LOCATION
Hendrewen Hotel is situated in a great location at the end of a no through road in a very peaceful and relaxing small village called Blaencwm at the top of the picturesque Rhondda Valley in South Wales. The business is only 3 miles away from the busy village of Treorchy.

Treorchy is a village in Wales with a population in 2011 of 7,694. Situated in the county borough of Rhondda Cynon Taf in the Rhondda Fawr valley.

The A4061 runs northwards to the top of the valley at Treherbert and then "over the Rhigos Mountain" to Hirwaun/Merthyr/Aberdare.

The property offers good sized accommodation which comprises, main bar with around 50 covers and the lounge bar offering another 40, with their own separate accesses if required. There is a central bar supplying both areas, as well as a commercial kitchen, men’s and ladies toilets, storeroom and rear access.

On the first floor are 4 en-suite letting bedrooms, 3 twin and 1 family room with a maximum occupancy of 4, together with a large function room having its own separate bar and WC’s. There is also a first-floor kitchen/store.

The hotel also opens Saturdays when Wales are playing Rugby; or for private parties and in the evening if guests require evening meals.

On a Sundays they open from 12 noon when they serve traditional Sunday Roast and takeaways; but are open until stop tap - usually 10pm.

They are also open when necessary for guests.

The business is run by the current owners, with the help of 2 full time and 2 part time members of staff.

FINANCIAL PROFILE
The hotel and pub turnover for 2017 was circa £83,000, with a gross profit of 52%.

This could be further improved by opening longer hours and holding functions at the hotel.

According to the VOA website the current rateable value is £2,000; however, the business does benefit from small business rates relief, so we believe from the vendors there is nothing to pay.

The flat on the second floor, does pay council tax.
