We are an established modern Italian restaurant situated on the beautiful Queens Rd, based on the outskirts of the city centre, next to Victoria park and Leicester uni. It has a great reputation and is very busy. The building is two storeys high with a large driveway to the side which you can park on, as well as have deliveries from and has bin storage. The ground floor comprises of a two level restaurant, bar, toilets,pot wash and kitchen. It can seat up to 50 people on the ground floor and we have a party room or overspill room upstairs that can sit up to an extra 30 people. The upstairs also has a kitchen store room, with fridges and freezers in and a extremely large office with toilet facilities and outdoor walk on balcony. I have put up a stud wall to block off the office, which can easily be taken down to cater for at least another 40 people. The street itself is very busy and vibrant. There is also the luxury of free parking in the area outside the restaurant and many activities happen within the area such as the summer and Christmas fares as well as big events on Victoria park which is 100 metres down the rd. The owners do not work in the restaurant and it's self ran, which if a couple were to buy it would have amazing potential with one in the kitchen and one front of house. But it still runs very well without. The kitchen has been recently boarded throughout with hygiene boards and has 3 pizza prep fridges, 1 service fridge, 1 large freezer, hot plate pass with double shelf heat lights, pizza oven for up to 6 pizzas at a time, deep fat fryer, char grill, 6 burner cooker/oven and all altro flooring throughout. It has men's and ladies toilets both downstairs. And all table tops are marble and chairs leather. The bar has a coffe machine, glass washer, ice machine epos till system and 3 slide door drinks fridges, with a coke post mix machine for all your soft drinks. The front of the restaurant has 3 large windows from floor to ceiling which could potentially be changed to opening constantine windows, which would be a great way of creating an Al fresco dining experience. We only open Monday night through to Sunday day with the potential to open Sunday evenings. Also outdoor seating to the side of the restaurant is an option. We do tend to have a lot of links with Leicester uni who frequently come for meetings and events at the restaurant. As well as getting in a lot of lecturers and students. There is definitely a lot more potential to bring to the business.. Ideas such as set menus, early birds and day deals could definitely bring in further business to the restaurant. Plus we have never advertised and base our whole custom on word of mouth. Also as mentioned earlier, there is potential to open the whole of the upstairs and to make use of the outdoor balcony and maybe put in French doors instead of the existing windows to have a view of the street. There is 6 years left on the lease with the option to renew. The rent has just gone up to £30k per year from £28k. And the rates are around £900 per month. The reason I'm selling is, I've been doing it for 15 years and want a career change. It's a must see place with great potential, in an amazing area.
