The subjects benefit from an extremely prominent & highly visible trading position within the popular Burns Statue Square, in the heart of Ayr town centre, a popular coastal town on the west coast of Scotland.
The subjects receive high levels of footfall and passing traffic, with the surrounding area home to a good mix of retailers, other licensed premises and offices including Burns House across the road which accommodates South Ayrshire Council.
The business also benefits from the Odeon Cinema which is directly opposite as well as being positioned close to Ayr Railway Station. Other amenities in close proximity include Ayr Central Shopping Centre, Ayr Racecourse, The University of West of Scotland’s Ayr campus, as well as the popular seafront itself.
The town of Ayr is situated approximately 35 miles south-west of Glasgow and is easily accessed via the M77 motorway. Ayr benefits from high volumes of tourists and day trippers, aided by its proximity to Prestwick Airport, who come to enjoy the many amenities, and the Ayrshire area is famous for its historic connections to Robert Burns, as well as for its many championship golf courses including Royal Troon, Prestwick & Turnberry.
The subjects comprise ground and first floor of this substantial 2-storey property.
Vito’s restaurant and Vito’s to go takeaway are both accessed directly, via separate entrances, from Burns Statue Square.
Vito’s restaurant has been designed and fitted to an exacting standard in a modern contemporary style to create this stylish yet relaxed and welcoming Italian restaurant.
The ground floor is home to a stunning marble bar with a well-stocked mirrored gantry to the rear, and can seat approximately 35 customers by way of fixed comfy booths, banquet seating and loose tables and chairs.
An attractive open staircase leads to the first floor dining area which can comfortably accommodate a further 65 customers by way of stylish tables and chairs and some banquet seating. This area is bright and spacious with high ceilings and lots of windows overlooking the Square. The first floor dining area also benefits from a separate bar/service area as well as a dumb waiter for convenience.
Ancillary areas include large fully fitted kitchen, male, female & disabled toilets, as well as an office and various storage areas.
Vito’s To Go only opened in April 2015, having previously traded as a fish & chip shop, and was completely refitted at this time, and has been designed and fitted to a high standard to create this stylish pizza & pasta takeaway.
A large L-shaped counter/servery runs the full length of the shop and incorporates 4 induction cooking pans and a chilled pizza prep counter. To the rear of the counter there is a twin deck pizza oven, chill cabinet for fresh pasta, 4-pan bain-marie and a coffee machine. Another chill cabinet is positioned at the front for customer self-service.
Our clients have owned the property for over 30 years, with Vito’s restaurant being established approximately 10 years ago. The restaurant is therefore extremely well established and enjoys an excellent reputation for it’s food and service, serving quality, freshly made, Italian food.
The restaurant benefits from a strong customer base made up of local residents, surrounding workers and shoppers, as well as generating trade from the nearby amenities including the cinema, railway station, racecourse etc. The restaurant also benefits from the high levels of tourism that Ayrshire generates throughout the year, but particularly in the summer months.
The takeaway unit traded for many years as Dino’s fish & chip shop, which was very successful, however our clients decided to rebrand to a pizza/ pasta takeaway in April 2015, to compliment the restaurant and streamline the whole operation.
The decision to sell the business has been made as the owner is looking to retire, and it is felt the sale represents a tremendous opportunity for a new owner to take on this well-established restaurant and takeaway, both of which are in walk in condition, and still offer real growth potential.
