Inverbervie is a lovely village set on the Mearns coast roughly half way between Montrose and Stonehaven. The shop sits on the main trading street, which is also the A92 coast road. There is unrestricted parking directly outside, and the shop benefits from a lot of passing trade.
The village has a population of over 2,000, plus a substantial rural population. It has an excellent primary school and secondary schooling provided at Stonehaven. It is a busy and friendly community, with many clubs and other groups, a sports centre, library, bowling green, caravan park and a range of other retail businesses.
The current proprietors, who also own a similar shop in a nearby village, have owned the business for 7 years and have reluctantly placed the business on the market due to personal circumstances. The business itself has improved its turnover during their time and there is scope for further improvement by, for example, the addition of an alcohol licence (an application is currently in progress) or the introduction of a food-to-go offering. There are seven news rounds (4 morning, 1 evening, 2 Sunday).
The shop is on the ground floor with a single (separately owned) dwelling above. As well as the main shop space there is a sizeable back room and a smaller store room with adjoining WC. The building has been well looked after, with the floor, most of the electrics and the (partial) flat roof all having been renewed by the current owners.
The business is currently largely staff-run, with two full-timers and six part-timers (plus news deliverers), but the business would certainly benefit from the presence of a more involved owner. The selling price includes all internal equipment and shelving, an advanced two-lane epos system plus back office PC, soft ice cream machine and CCTV.
Superb site on the A92 coastal route between Dundee and Aberdeen. Ample free parking directly outside and nearby.
