The subjects benefit from a prominent trading position on Jackson Street, in the heart of the attractive village of Glassford, which lies just outside of Strathaven in South Lanarkshire, Scotland.
Glassford has a resident population of approximately 500/600 people, however this is rapidly expanding with a number of new residential developments taking place nearby.
Glassford is a popular commuter village with good road links and a regular bus service, making it easily accessible to nearby towns and cities including Hamilton (5 miles), East Kilbride (9) and Glasgow City Centre (22).
Glassford has a good local primary school, and excellent secondary schooling can be found at nearby Strathaven Academy.

The subjects comprise this traditional, 2-storey and attic property, under a pitched roof, which has been substantially extended to the rear, under a new, high quality flat roof.
The subjects benefit from a private car park to the side.

The subjects comprise the following main trading areas:

Public Bar
Accessed from the front, this area comprises a traditional style public bar with seating for approximately 30 customers by way of fixed banquet seating, loose tables and chairs and bar stools. This area is home to a large flat screen television and a gas fireplace. A separate games area, just off the bar area is home to a pool table and dart board, as well as a juke box.

The Steayban restaurant is accessed from a separate entrance to the side. There is a small reception seating area with comfy sofas and a small bar area for pre and post meal drinks. The restaurant has been designed and fitted to a high standard in a stylish, Scottish fashion and can accommodate circa 40 covers by way of comfy banquet seating and loose tables and chairs.
To the rear of the dining room there is a private dining area, which can also be opened up with bi-folding doors linking it to the restaurant if required. This area can accommodate a further 30 customers approximately.

• Large and extremely well-equipped catering kitchen
• Separate dishwash & prep areas
• Walk in chill room
• Male & Female toilets (bar)
• Male, female & disabled toilets (restaurant)
• Air-conditioned cellar
• Various ancillary storage areas

The owners-accommodation is positioned over first floor and attic levels and can be accessed from the bar or via a separate entrance from the rear of the property. Accommodation comprises 3 double bedrooms, box room, lounge, bathroom and dining kitchen.

The Glassford Inn has been owned and operated by the current owner since 1981, but can trace its roots as a hostelry back to the 1800’s, and is therefore long established and something of an institution in the area.
The Steayban restaurant was added on by the current owner around 1998, and then extended around 2005, due to the success of the restaurant, and serves an extensive food offering with both bar and restaurant menus, offering quality Scottish food, all fresh and handmade on the premises, as well having as a good wine/drinks selection.
The Glassford Inn is predominantly a local bar, with a regular clientele from the local community, however the restaurant draws trade from the surrounding towns and villages including Strathaven, East Kilbride, Larkhall and Stonehouse etc.
The current owners are semi-retired, and the business is run predominantly by staff, and it is felt that the sale represents a great opportunity for a new, fresh, hands on owner operator to take on these well fitted premises which offer tremendous growth potential.

Full trading information can be made available to interested parties only after formally viewing the business.

We have been advised that all trade fixtures and fittings are owned outright and are free from any hire purchase or lease agreements.

The business trades with the benefit of a premises licence.
