I am selling the business after 24 and a half years due to ill health. Having just built an expensive new car park, I have planning permission to extend the premises.
The building is a large Victorian village pub in an affluent and growing community. Trading space includes a 40/45 seat restaurant, 40 seat lounge bar with open fire, and a 20/25 seater snug with another open fire. There is a further room, the public bar which has planning permission to extend and refurbish. Outside areas include a newly created car park, a wrought iron fenced of area with a new beer/ family garden under construction with electricity available (the old garden had to be dug up for the new drainage system), and a sun/beer patio on the other side of the pub. Upstairs comprises of a 5 bedroom flat, 2 bathrooms, a further toilet, kitchen and living room needing some refurbishment. The rooms are all very large and lend to development of letting rooms which had I not been so ill, I would have already turned into B&B. the restaurant is renowned for its food and has a walk-in fridge in the kitchen. To the back is a fenced off courtyard with outside access to the beer cellar. total site is just under a half acre and total floor area is around 397m squared
The business is situated at the centre of a very popular, expanding village just outside Peterborough, and just a few hundred metres from the A47 bypass. It is close to the Cambridgeshire/Lincolnshire borders and the Fens. A further 90 homes have just been started at the east end of the village and a 70 home estate has just been completed also in the east of the village. Through it's reputation, much trade is drawn from Peterborough and many of the towns and villages within 20 or so miles.
