The Eglinton Bar is situated within the popular coastal village of Skelmorlie, North Ayrshire. Skelmorlie can be accessed by the A78 and is adjacent to Wemyss Bay - which has a busy railway station, renowned for its architecture, and offers frequent services to Glasgow.
In addition, Skelmorlie lies in close proximity to the ferry terminals in the nearby towns of Wemyss Bay for the Isle of Bute, Largs for Millport on the Isle of Cumbrae and Adrossan for the Isle of Arran.
Local amenities include a golf course and a bowling club. There is also a primary school in the village, with the secondary school in Largs, only 4 miles to the South.
The Eglinton Bar is an attractive detached property, with the public house on the ground floor and the private owners’ accommodation positioned directly above. There are two entrances at the front of the property with access to the bar and lounge via the front porch.
The pub is very charming with the traditional wooden bar and gantry, lined with bar stools. There are three separate snugs where locals can enjoy a drink and chat in a cosy part of the pub. The pub has a mix of seats and tables throughout and the walls are decorated with various crockery, photos and paintings; including two paintings of The Eglinton Bar, which have been gifted by customers over the years.
The public areas are serviced by ladies & gents toilet facilities.
The cellar is situated to the rear of the building, which leads out to an external stone built store area. New owners may wish to make more use of this large storage area, subject to consent.
The owners flat is situated on the first floor, and can be accessed by its private entrance at the left hand side of property. The flat consists of a lounge, 2 bedrooms, kitchen and bathroom, and is well presented throughout. There is ample floored attic space, which currently has ladder access.
The Eglinton Bar has been in the current proprietors’ hands for the past 25 years, only now being offered to the market so our clients can enjoy a well-earned retirement.
The public bar is a popular meeting place for locals, where they can enjoy a game of darts or sing-along on karaoke nights. New operator(s) may wish to expand on the current Entertainment provided as Quiz Nights, Live Music and Sky Sports are all potential opportunities to increase business in the future.
Our clients opened a beer garden in summer last year which has been a great success. The Eglinton Bar is positioned within Upper Skelmorlie and enjoys great views of the scenic North Ayrshire coastline and Firth of Clyde from an elevated position.
The availability of The Eglinton Bar represents an ideal opportunity to acquire a great local pub with real potential to develop the business. At present, the business operates on a wet sales only basis.
There is currently no marketing or advertising for the business and this could be an avenue new owners wish to explore. Private functions, such as birthday parties could also be held in the bar and would further increase profitability.
