The business was that of a family-run restaurant operated under management by the vendors. The bistro offered a freshly prepared menu offering a range of Scottish styled starters, grilled burgers, steaks and pasta mains with a selection of traditional British desserts. The menu pricing is reasonable for a business of this size and style with starters ranging from £5-£7, mains from £12-£32 and desserts from £5-£6.50. There was also a sensible wine list and reasonable selection of liquors and spirits to accompany meals.
During the period of the bistro’s creation and early marketing, the owner’s acquired all of the residential properties within the same building. These flats have been refurbished to a very high standard and now offer Airbnb style accommodation within the town. We understand that income from these apartments is around £40,000-£45,000 per annum. However, some of these are yet to see mature marketing periods and therefore have lower than expected occupancy levels.
Is accommodation included?:
The subjects comprise a restaurant with 4 self-contained residential holiday flats arranged over ground, first and attic floors within a traditional stone-built terraced property with modern extension to the rear.
The subjects are located within the very affluent town of Auchterarder located to the north of the A9 between Stirling and Perth. The village is famous for its location adjacent to the Gleneagles Hotel, arguably Scotland’s most prestigious leisure asset. The town itself has a very strong hospitality and tourism sector with a number of restaurants, cafes, hotels, guest houses and other leisure businesses being located within the High Street.
