Business Description
ASG Commercial is delighted to bring to the market Kasinga Self-Catering, a charming detached villa which is presented to an extremely high standard currently offering an outstanding holiday letting business. The level of comfort and luxury is commendable. This attractive 1 and a 1/2 storey property sits within a residential area of the town of Pitlochry enjoying an elevated location with views over the town and to the hills beyond. The house sits within private grounds with well-manicured garden lawns, patio area plus plenty of amenity space including adequate off-road parking. The house is configured to a large open-plan lounge and dining area, beautiful sun room, 2 ground floor en-suite bedrooms plus 2 further bedrooms on the first floor, an attractive modern kitchen, a family bathroom on the ground floor and a shower room on the first floor.

The business is presented to an exceptionally high standard and the quality of the finish can only be fully appreciated by viewing. The current owners have invested heavily into ensuring that the building reflects their personal high standards making Kasinga Self-Catering a modern and highly desirable building.

REASON FOR SALE
Having traded Kasinga as a Self-Catering holiday home since 2009, the owners now wish to present the property to the market to allow them to reduce their business interests.

TRADE
Kasinga Self-Catering has a unique trading identity with a highly attractive website (kasinga.co.uk). This is supplemented through marketing via a number of portal websites which attracts a wide range of customers making it ideal for couples, families or groups (up to 10 people) who wish to explore the Highlands. The business operates on a flexible basis offering a range of booking formats from short breaks to week long stays. Bookings can be made directly on the business website which shows a range of tariffs and reflects the boutique style experience that guests encounter. From a mainly seasonal activity, turnover sits at around £23,000 but there is some scope to increase this should new owners wish.

The business could trade as it currently does or new owners may wish to operate as a bed and breakfast utilizing 3 rooms for letting purposes and one bedroom for their own use. Kasinga could also make a wonderful family home, especially for an extended family requiring ground floor accommodation due to accessibility or age reasons.

PROPERTY
The property was constructed in mid-1920s and is of stone construction under a pitched tiled roof. Access to the property is via a tarmac drive off Well Brae which leads to a parking area for 4 cars. Kasinga is a 1.5 storey building which has recently been re-appointed and decorated throughout.

Ground Floor
Access to the main entrance of the house is via a paved path. Entry to the main house for guests is via a secure key case. Through the front door is a vestibule with doors leading to the two ground floor bedrooms, the family bathroom and the spacious ‘L’ shaped open-plan lounge – dining room. This beautifully appointed and decorated living space has an attractive log burning stove and is set to soft furnishings plus a large dining table. Both the dining room and lounge have attractive wooden floors and the lounge benefits from a bay window. For guest entertainment there is a 42" LCD T.V. / Sky+ with Sky sports, DVD, CD player plus board games and books. The dining table can accommodate up to 10 place settings. The sun room is a tranquil space set to two single sofa beds with wicker furniture and a small TV.

The modern and fully equipped kitchen includes 2 fridges, freezer, 4-ring ceramic cooker with single oven plus grill, microwave, kettle and toaster. It has ample floor-mounted storage units and work spaces making it ideal for home dining. The kitchen window looks over the rear aspects. Off the kitchen is a utility room with a dish washer, washing machine, dryer, and ironing facilities. There is also a further utility/ storage room. Towards the rear door is a further cupboard.

The 2 ground floor double bedrooms are spacious and cosy. They both have en-suite shower rooms with wash-hand basin and W.C. The showers are large cubicles and benefit from being power showers. The family bathroom has a bath and separate shower also with white units (wash-hand basin and W.C.).

First Floor
The first floor bedrooms are configured to twins. These rooms share a shower room with wash-hand basin and W.C.

GROUNDS
The garden grounds are an attractive feature of this business with private enclosed aspects. The garden is mainly laid to lawn with some shrubs, a few trees and feature stone walls. There is ample parking (4 cars). There is a large garden shed to the bottom of the garden. The area immediately adjacent to the front and side of the house is paved and set with garden furniture to seat 8 plus a bench. To the rear of the house there is a further space used for general utility and bin storage.

OWNERS ACCOMMODATION
At present there is no accommodation set aside for owners use as the whole property is let as a holiday home. The property would undoubtedly offer an attractive family home or could be operated as a small bed and breakfast depending on the trading desires of the new owners.

SERVICES
The property benefits from mains electricity, drainage and water. The property has gas central heating which can be remotely controlled by telephone. Logs are provided for guest use in the log-burning stove in the lounge. The property has internet access and Wi-Fi.
