Glendale House is a substantial property which has been extended over the years from a croft house built in the 1960's. The property is set within some of the most stunning landscapes on offer in the UK. The main building has 5 potential self-catering apartments and self-contained owner's accommodation, all boasting seaward views. The extant operation is limited to three letting apartments through choice but new owners could easily revitalise the operation and bring the two remaining units on stream. The décor and equipment levels in these areas are all of a good standard but new owners may wish to stamp their own personality on the business. The property includes the amenity of a heated swimming pool plus areas of decking. The present business operation undertakes purely a self-catering operation but the space and amenities would allow new owners to operate a bar/ restaurant/ cafe service, if so desired. The space set aside for the bar could also be turned into additional accommodation subject to planning consents.
The current owners accept that due to family circumstances and a recent bereavement they do not operate the business to its full potential. New owners have the ability to ramp-up business should that be their desire or equally operate on the existing leisurely lifestyle basis currently enjoyed by the present owners.TRADE
Glendale house operates on a restricted basis due to the personal preferences of the owners. The property has 5 potential letting apartments but only three are currently let. The owners accept that new proprietors would need to consider some refurbishment and redecoration to bring all units into effective service. Trade is currently at a modest level through choice but there is great potential to expand trade. The business previously operated a bar with meals and this could easily be resurrected as there is demand from other holiday homes in the area during the high-season (April to September).
The business benefits from a 3-Star VisitScotland rating plus features on a number of local websites. Glendale house also has a well-formed business website () plus has the business has a presence on Facebook (). The business has strong TripAdvisor reviews. The current operation does not fully utilise on-line booking agencies and this is an area of further business development.LOCATION
