Glendale House is a substantial property which has been extended over the years from a croft house built in the 1960's. The property is set within some of the most stunning landscapes on offer in the UK. The main building has 5 potential self-catering apartments and self-contained owner's accommodation, all boasting seaward views. The extant operation is limited to three letting apartments through choice but new owners could easily revitalise the operation and bring the two remaining units on stream. The décor and equipment levels in these areas are all of a good standard but new owners may wish to stamp their own personality on the business. The property includes the amenity of a heated swimming pool plus areas of decking. The present business operation undertakes purely a self-catering operation but the space and amenities would allow new owners to operate a bar/ restaurant/ cafe service, if so desired. The space set aside for the bar could also be turned into additional accommodation subject to planning consents.

The current owners accept that due to family circumstances and a recent bereavement they do not operate the business to its full potential. New owners have the ability to ramp-up business should that be their desire or equally operate on the existing leisurely lifestyle basis currently enjoyed by the present owners.

Glendale house operates on a restricted basis due to the personal preferences of the owners. The property has 5 potential letting apartments but only three are currently let. The owners accept that new proprietors would need to consider some refurbishment and redecoration to bring all units into effective service. Trade is currently at a modest level through choice but there is great potential to expand trade. The business previously operated a bar with meals and this could easily be resurrected as there is demand from other holiday homes in the area during the high-season (April to September).

The business benefits from a 3-Star VisitScotland rating plus features on a number of local websites. Glendale house also has a well-formed business website () plus has the business has a presence on Facebook (). The business has strong TripAdvisor reviews. The current operation does not fully utilise on-line booking agencies and this is an area of further business development.

The present owners bought Glendale House in 2002 and it has offered them an enjoyable lifestyle to date. It is due to family circumstances and a desire to partly retire that this excellent home and income opportunity is being presented to the market.

Dating from the 1960's, the property is of traditional construction under a slate roof over 2 floors. The main building is accessed from the car park through double glass doors into the foyer area. From the foyer the bar / restaurant is on the left with triple aspect windows plus a south facing terrace. Off the bar / restaurant is a small area which was used for cooking and various store rooms which were used as a cellar and general storage. There are toilet facilities to the right of the foyer.

Glendale House has 5 letting apartments comprised as follows:

Skye View
Accessed through patio doors off a decking area with living/dining room and kitchen which is well-equipped. There are two bedrooms (double and twin) and bathroom with shower over the bath.

River View
River View is a 2-bedroom apartment offering a large double bedroom and the other bedroom has a single bed. A well-equipped galley kitchen and pleasant lounge/dining area boasts views to the Isle of Skye. There is a family bathroom with shower over the bath. Currently used as an extension to the owners' accommodation.

Beinn Alligin
A spacious apartment accessed via the front door and a spiral stair case opening into a commodious lounge with excellent natural light and views to the Isle of Skye. A double archway leads to a generous family sized bedroom with a double bed and room for two single beds with en-suite bathroom. The very well-equipped kitchen and open-plan dining room makes a very attractive living space with a wood-burning stove. There are a further two en-suite bedrooms; one set to a double and the other with twin beds. These rooms could be used as bed and breakfast accommodation.

Entrance is through patio doors off a small terraced area directly into the living room offering views over to the Torridon hills. Off the lounge is the hall which leads in turn to the kitchen, bathroom with shower over the bath, and a double bedroom.

The Crow's Nest
The Crow's Nest is a delightful bijou studio-style apartment with accommodation for a couple or a small family. It is separate from the main Glendale House and is presently in need of some renovation. The entrance to the apartment opens into a dining area with a small but charming kitchen. The ground floor also houses a shower room and a small bedroom with space for bunk beds. On the first floor is a small open-plan bedroom and lounge area with patio doors opening onto a small balcony with sea views.

The present owner’s accommodation is an attractive aspect of the sale. Although within the main building it is entirely separate from the letting apartments and enjoys a good degree of privacy. The ground floor includes an en-suite double bedroom, kitchen with access to the garden, utility room and sitting room leading through to a conservatory with doors to the garden. The first floor contains two further bedrooms, one double and one single along with a further lounge, bathroom and storage. There is a small decked area and garden with magnificent views to the sea.

Parking is provided by a large area of gravel ground to the front of the property. To the right of the main building is a garden area which services Torridon and The Crow's Nest. The heated pool, also at this side of the property, measures 14'x30' with a maximum depth of 5'2" and is enclosed in a poly-tunnel covered in a special insulating fabric. The Swimming Pool is very economically run as the owner's utilise an air pump to heat the water. The pool is attractively surrounded by semi-tropical plants and offers a great amenity space for guests staying in the apartments. There is an oil tank and boiler room.

The present business model can be altered to be more vibrant utilising accommodation to attract a broader spectrum of guests. The proprietors have ceased the catering and bar provision but there is potential to develop this aspect of the business, should new owners wish. The business previously operated with a licence to sell alcohol and the current owners believe this could be reinstated but new owners would need to take advice on such from the Highland Council.

Mains electricity and water with private drainage. Oil-fired central heating is provided to the bar/restaurant, Beinn Alligin apartment and pool. All the other areas utilise white metre electric heaters. Glendale House is double glazed throughout. The property has Wi-Fi.
