Raveoli is a new concept restaurant located inside the busy Boxpark Croydon.

We specialise in fresh veg/vegan pasta and Italian Bar with wines, Aperol Spritz, Beers, and some cocktails.

Our menu was created by a famous Italian chef (we spent $4000 for menu creation and costing) and all the recipes will be included in the price of the business.

The business turned around £150K last year, but the potential of this location is incredible and this figure can be doubled. The shop can easily be used as Spanish Tapas restaurant, Coffee Shop (we have a very good coffee machine), Fish and Chips, or Mediterranean restaurant.

Boxpark Croydon run continuously events like concerts, football screening, and family events which attracts thousands of costumers. But the real potential is outside Boxpark. The location is very central in Croydon city centre. East Croydon, where our restaurant is located, is an incredibly busy location with East Croydon Station attached to Boxpark, Hotels, many offices building as well as new high end residential buildings. Our neighbours shops are Nandos, Costa, Pret a Manger, Waitrose, just to mention a few.

We have licence from Croydon Council to sell alcohol which on its own bring in the region of £2000 worth of sales weekly.

Boxpark Croydon is a very lively concept, where customers buy food ad drinks from the different restaurants and then consume the food in the common seating area of boxpark which is covered therefore when the weather outside is bad, inside Boxpark get even busier.

We spent in region of £60K to do the shop in 2016 which was design by a designer and made to look very rustic and foodie. We bought all the appliances and tools from new including Fridges, Freezer, Blast freezer, pasta machine, coffee machine, cooker, oven, topping fringe, dishwasher.

The new owner can start trading from immediately. Everything is set up already: till, deliveroo system, uber eat system, till with POS system, CCTV cameras, internet, etc.

Our contract with the Landlord is due to expire in September 2021, but we have already spoken with the landlord and agreed that if we find a strong buyer they can immediately extend the contract until 2026.

We are selling due to personal circumstances, due to the fact that this is a family business and we have 2 little daughters and we prefer to concentrate on our second business which we can manage from home.

Boxpark already told us that they will not allow us to sell to any new comer with little or no experience. The buyer need to be an experienced and solid caterer, or anyway someone that can give Boxpark guaranties of being reliable ad with a solid financial background.

We might consider to go in share ownership with the right buyer. This option will be suited to an experienced chef, or restaurant manager, someone with track record of delivering results in the catering business and with the ambition of growing his own business in partnership with us.

Boxpark charge us £2750 of rent per calendar month which includes service charge but not electricity bills (around £250 per month). Electricity is the only bill we pay because in Boxpark all the restaurants works only on electrics, not gas. We are exempted from paying business rates to the council.

The new owner might be able to change the shop to suit his own brand and menu, or alternatively if you want to keep the Raveoli brand and menu, we will be happy to train you for a few weeks to make your start friction-less.
