The Dolphin, in Kingston is a picturesque 16th century village pub that sits nearby the local village hall and village church. This beautiful listed building is split across a small lane with the pub & kitchen on one side of the road and the cellar, toilets, landlords flat and letting business on the opposite side. Above the trading area is a second kitchen, office, linen room and storage area.
The pub is set in an ideal location, close to the beach and is in general a great stopping point along the South West coastal path. The site is frequently occupied by local residents and visitors and is known locally for hosting events, theme nights, quizzes and offering great Cask Marque ales.
The pub has beamed ceilings and stone walls offering a homely environment and some excellent facilities. It offers an open plan trading room with the bar running against the wall and the kitchen behind that. The main room offers a seating area at the front of the bar and two cosy clusters of seating at either end of the bar each with a feature inglenook fireplace, making the pub a warm and welcoming space for a drink on cooler days. There is also a kitchen serving around 30 covers and WIFI.
The pub also offers three en-suite letting rooms, ideal for a weekend away which are upstairs and opposite the pub and the pub also offers parking for up to 12 cars.

ABOUT THE LOCAL AREA
The Dolphin sits within the village of Kingston nearby thatched cottages, and within in easy reach of Erme Estuary and Wonwell beach so it’s a lovely spot for a short break.
For the adventurous, the Dolphin Inn is close to tourist beaches with surfing and windsurfing facilities, and fishing trips can also be arranged from the Erme Estuary. The pub also sits within a few miles of three golf courses and is within easy driving distance of Kingsbridge and Modbury.

We are looking for an operator who thrives in a village environment, you will have a passion and love of local food and want to put the pub on the map for quality homemade, traditional pub food.
You will love being part of a close community, with lots of fundraising and community activities taking place in this pub for the village.
There is also opportunity to develop the letting bedrooms business, you will have ideas to enhance and market this to its very best!
ABOUT THE AGREEMENT
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have a dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
