London Road Guildford
The premises are located within the station buildings on the platform 2 side of London Road (Guildford) Station. The station is situated on the New Guildford Line between London Waterloo and Guildford via Cobham. The station is within the Borough of Guildford licensing authority.
Figures from the ORR stipulate that in 2017/18 the station had 540,978 entries and exits.
The accommodation is accessed at platform level. The unit does not have its own WC facility but the tenant will be able to utilise the station facilities. Approximate areas are as follows:

The premises are being offered by way of a new lease to 17th August 2024, subject to a rent review at the end of the third and sixth year. Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act.
Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.
The incoming tenant will be expected to pay the Landlord’s legal costs in connection with the grant of the lease.

FIT OUT PLANS
The landlord wishes to ensure that facilities on the station are best in class. The premises should reflect these aspirations. The incoming tenant will be required to provide detailed annotated fit out plans and signage proposals demonstrating a high-quality taxi order office. The Landlord and if necessary, the Superior Landlord will be required in advance of any works.
The ingoing tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.
There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.
