Worcester is situated approximately 31 miles to the south of Birmingham and 27 miles north of Gloucester, Worcester has an approximate population of 100,000 and is the county town of Worcestershire. The M5 motorway runs on a north-south axis and is located to the east of the city with access via junctions 6 and junction 7. The lock-up premises provide ground floor trading and basement storage areas, and are presented and equipped to a good standard, including a 883 ft.² twin aspect cafe with 62 covers, with servery and coking area. There is a separate wash-up area 49 ft.². A staircase from the café seating area leads to the basement where there is a freezer room and three store rooms, together with ladies and gent’s toilets. The premises are held on a 15-year lease from 2008 at a passing rent of £19,200 per annum. No V.A.T. is charged on the rent and the rent is paid monthly, which assists cash flow.
