Over the past 2 years of trading as a holiday let, I have taken an average of 20k gross p/a and booked close to 200 nights each year. Before renovating the upstairs to the guest suite in 2021, the individual rooms were let on a long term basis. If living in the property yourself, you can benefit from the government ‘rent a room’ tax relief for both short and longer term room rental.

In the rest of the house (where me and my partner currently live) on the first floor there are 2 bedrooms and a bathroom and on the ground floor there is a single toilet room, a large kitchen open to sitting room with bay window and from the main hallway leading downstairs there is a basement with 3 good sized rooms plus another shower room. The basement could work to suit you as an office, gym, workshop, laundry rooms or even convert into a self contained flat or further accommodation.

Separated gas central heating system which allows the guest suite to be managed independently to the lower part of the house. Electrical compliance certification. Annual boiler service history. Interlinked smoke and heat detectors throughout.

Set where the Snowdonia mountains meet the large Cardigan Bay, this attractive area is a fabulous holiday destination and an easy connection for holiday makers from the Midlands and further afield. The house sits in a prime location in the heart of the town of Tywyn, right opposite the main railway station, a 1 minute walk from the large Co-Op store, right next to the main high street with many independent shops, cafes, a bakery, notable restaurants, takeaways, and a thriving independent cinema. The UNESCO Talyllyn Railway begins its journey through the Welsh countryside here in Tywyn, just a 5 minute walk from the house. It attracts many visitors each year and has gathered much fame as the birthplace behind the inspiration for Thomas the Tank Engine. The fabulous sandy beach is what draws most people to this area, spanning 7km of the coastline to the south to meet with the Dyfi estuary and the picturesque village of Aberdyfi, recently voted by The Times as one of the best places in the UK to live. If the beach isn't enough, the southern Snowdonia (aka 'Eryri' in Welsh) mountains and National Park provide the backdrop to Tywyn and can be viewed from all windows at the rear of the house.
