THE PREMISES: The smart double fronted restaurant comes to the market in very good condition. The cafe can accommodate 16 covers inside with a further 24 covers in the garden at the rear of the premises. This business comes to the market with a number of of trade fixtures and fittings and an inventory can be provided to any bona fide purchaser. Please note the coffee machine, 1 fridge and dishwasher are leased items. On entering the café, you are greeted by the serve over counter, which has a number of shelves behind displaying the fresh bread and other baked good available to buy. The seating area is to the left of the premises where there is also access to the toilets and garden. Towards the rear of the premise there is a small washing up and preparation area. TURNOVER: We are informed that the business averages between £4,500 – in the winter months and increases to £6,000 per week during the summer season. The business is currently by the owners with the assistance of 1 full time staff member and 3 part time staff members. Hours of Opening: 8am-4pm Monday-Saturday. At present the cafe specializes in breakfast, brunch and light lunches and also offers takeaway as an option. The owners have run several pop events at Christmas and also for Mother’s Day, as well as private events such as parties and local club events.
TENURE: The business currently occupies two separate premises, which are owned by the same landlord, therefore at present there are two leases. Both leases have 9 years remaining and the combined renal is £13,800 per annum. There is an additional charge of £2,000 per annum for the use of the garden.
