Lounge Bar
Licensed for 40 and located to the front of the hotel, directly next to the reception, with separate customer access from the High Street. Split into 2 areas this brightly decorated and welcoming space is fitted to a modern design with wood effect flooring, feature exposed brick design wallpaper and comfortable tub style seating with solid wood tables.
This modern bright design flows into the raised area which incorporates further seating, tables and a feature bar servery. Ladies and gents’ toilets are also located to the rear.
In addition, a small servery sits between this bar and the restaurant, allowing staff to easily navigate the back of house and kitchen on first floor.
Breakfast is served in both this room and the restaurant.
Restaurant
In keeping with the style and design of the lounge bar this bright and well-presented restaurant offers covers for circa 60 with a bar servery in the corner. A noticeable feature of this room is the pillared archways which split the room down the middle, allowing for changeable seating layouts, comprising varying freestanding tables and chairs.
There is access to the kitchen on the first floor, with a one-way system in place via the front and back staircases.
To the rear is access to an external seating area which is licensed for an additional 20 covers.

Function Room
Located on the first floor, next to the kitchen, this large room is of a more traditional design incorporating a “minstrels” gallery and can accommodate varying function sizes with a capacity of circa 120. This room has its own bar, ladies and gents toilets and ample storage.

The hotel trades with 9 ensuite letting bedrooms which are split over the first floor and second floors.

THE BUSINESS
Since purchasing the hotel in 2018, our clients have spent a lot of time and effort refurbishing the premises and establishing it as a well-known and reputable business within the town.
The business is run very much to suit our clients’ requirements, who are looking to retire from the trade and since Covid (March 2020), decided to operate on a bed and breakfast basis only (a fully cooked breakfast is offered to hotel guests) with the addition of various functions/meetings throughout the year. During the Common Riding in July when the hotel is very busy, they adapt the trade accordingly as they have functions and hotel guests that book annually for this event.
When the hotel was fully operational turnover was c.£440k net of vat per annum so the opportunity is there for any discerning purchaser looking to get into this busy market, especially for a family operation or a chef proprietor who could easily grow the trade levels once again.
