Leasehold Terms:

LEASEHOLD PREMIUM £25,000 to include goodwill and fixtures and fittings. The Duck and Tipple is held on a ten year lease from a private landlord, which commenced October 2022. This is a partial repairing and insuring lease agreement, with the landlord being responsible for the structure of the building. The lease falls outside of the Security Provisions of the Landlord & Tenant Act (1954) and is fully assignable. Rent £21,000 per annum, paid quarterly in advance subject to rent reviews every five years at open market rent. An incoming party will be required to provide a security deposit to the landlord of one-quarter’s rent in advance. The lease is free of all trade ties. Clause: The business name is to be changed shortly following sale completion. This is so the business is no longer associated with our client’s other business with the same name.
