THE PROPERTY
The subjects comprise part ground floor and basement of this 3-storey with basement, traditional, blonde sandstone tenement style property, all under a pitched tiled roof.

DESCRIPTION
The subjects are accessed via an entrance in the centre of the property, with extensive frontage on either side, and prominent signage above.
Internally, the premises have been well designed and fitted, retaining many original features including exposed stone & brick walls, hardwood floors and ornate high ceilings. Upon entering the property there is a large pencil on canvas drawing by the renowned Scottish artist Nicol Wheatley featuring the bar and the Strathbungo area, and there is a variety of artwork on the walls.
Ground
The ground floor area is split into 3 separate sections. The main bar area is positioned to the left-hand side and is home to a large, stylish bar/servery counter with seating provided for approximately 80 customers by way of a mix of booths, banquet seating, loose tables, chairs & stools. To the front right of the property there is a small snug area with seating for approximately 28 customers which features more hand painted Nicol Wheatley artwork on the walls, and there is a larger dining area to the rear for a further 44 customers, again with original features including a fireplace.
Ground floor ancillary areas include a fully equipped commercial kitchen with separate dishwash area, as well as male, female & disabled toilets
Basement
The basement is accessed via a stairwell in the centre of the property and is home to a large function and event space with capacity for approximately 100 people. The space has a very trendy and rustic feel to it with exposed brick walls, concrete and timber floors, as well as stylish wallpaper from Timorous Beasties. This area benefits from a large bar/servery and there is also a removable stage. There is a flat screen television on the wall as well as a projector screen.
The basement benefits from a separate kitchen and male & female toilets. Other ancillary areas include a large chilled cellar, office, staff/locker area, and a number of ancillary storage areas.
