Benview Holiday Lodges were established in 2008 to serve the burgeoning demand for up market self catering accommodation in the area. Imported from Estonia in 2007 in kit form there are 7 lodges in total. 6 are currenly used for letting the 7th is used as a reception and or staff accommodation. The business is consistently profitable and operates throughout the year. With around 5 acres of grounds their is great untapped potential to add further lodges plus there is the opportunity to sell each
lodges.

BUSINESS
The 6 lodges are offered to let through the business web site and various OTA’s including Air BnB and Booking.com. Historically they have been traded through out the year. In 2023 ,with retirement beckoning, the business was generally closed in the winter months. Despite this adjusted net profits in excess of £79,000 were generated before directors/ owners drawings. With laundry and cleaning outsourced there is considerable scope for hands on owners to earn significantly more.

THE LODGES
The 6 identical lodges are a Scandinavian design providing 3 bedrooms with bathroom, living area and well equipped kitchen. Outside there is a deck area with hot tub and a parking space for one vehicle. The lodges are on a level site of around 5 acres against a woodland backdrop and are thoughtfully sited to maximise the benefit of the excellent
views. There is a play area for children. A seventh lodge provides a reception area/ owners or staff accommodation. There are further outbuildings and storage sheds.
