THE PREMISES: The kebab shop is located in the centre of Brighton’s city centre on Western Road. At present on entering the Kebab shop there is a serve over counter where orders are placed and behind this area is the Doner Kebab machine and charcoal grill and deep fat fryer where all the food is cooked fresh to order. There are 13 covers inside with an additional 4 available at the front of building outside. ROOM RENTALS: The upstairs has been converted and currently used as a guest house with rooms booked via booking.com. There are currently 4 double and 1 single bedroom, one of which has an ensuite bathroom and the other’s share a toilet and shower. On average the rooms are rented at £150 per night and have been decorated to a high standard.
TENURE
RATES: We have been verbally informed that the current Rates Payable amount to £3,000 per annum for the ground floor and basement and the rooms upstairs are £2,000 per annum. Prospective occupiers should make their own enquiries to verify same.
TURNOVER: The vendor works full time in the business with the assistance of 2 part time staff members. We are informed that the average weekly turnover is £7,000 – per week. The room rentals produce an additional net profit of £40,000 per annum. The current opening hours are Monday-Sunday 12pm-12am. At present the vendor works with Uber Eats, Just Eat and Deliveroo to fulfil delivery requests.
